Buying or selling a home is a significant financial decision for most people, and it’s essential to have a knowledgeable and trustworthy realtor by your side to guide you through the process. Whether you are a buyer or a seller, asking the right questions can help you understand your options on a deeper level.   • How long has the property been on the market, and have there been any price reductions?
  • What is the seller’s motivation for selling the property?
  • Are there any upcoming developments or changes in the neighborhood that I should be aware of? (Whether that is housing developments, school’s being built or business space, etc.)
  • Can you provide me with a list of comparable properties that have recently sold in the area? (This way you get an idea if what the seller is asking is reasonable for their property.)
  • What are the property taxes and any other ongoing costs I should be aware of?
  • Who is responsible for making sure the property gets an inspection from a certified professional?
  • What is the average time it takes to close a deal in this area? (That’s another way of saying how long will it take to be able to move into that beautiful new home!!)
  • Are there any issues with the property that I should know about, such as structural problems or zoning restrictions?
  • What is the seller’s preferred closing date, and are they open to negotiation?
  • What is the best strategy for making an offer on this property, given the current market conditions?

Those are some big questions, but you will also have some less potentially daunting questions along the way as well, and your Realtor is there to help you with those questions as they come up too.

  • What is the best pricing strategy for my property, given its condition and location? (This is where you can use the next question to your advantage to help you get the best bang for your buck!)
  • Can you provide me with a list of comparable properties that have recently sold in the area?
  • What marketing strategies will you use to promote my property and attract potential buyers?
  • How will you handle negotiations with potential buyers, and what is your track record in closing deals?
  • What are the costs associated with selling my property, and are there any hidden fees I should be aware of? (This can include discussing your Realtors fees for helping you sell your home)
  • How will you keep me updated on the progress of the sale, and what is the best way to contact you?
  • Can you provide me with references from past clients who have sold their properties through you?
  • What is your experience in selling properties in my area, and do you have any specific expertise that might be relevant to my situation?
  • How will you handle any potential issues that may arise during the selling process, such as inspection problems or buyer financing issues?
